The Staging Consultation is the 1st step on your exciting journey to stage your home and sell it! Your Staging Designer at Phancy Design will walk you through the exciting staging process.

Your initial consultation will include a minimum one hour (2-3 hours on larger homes) tour of your home where we inspect your exterior and interior, take photographs, make notes, consult on color and get an overall feel for your home.

Following your consultation we will provide you with our comprehensive home evaluation with our recommendations, room by room, on how to stage your home.  This includes color recommendations should painting be required, areas to de-clutter and numerous tips on how to better represent your home and get it sold! 

This process can take us up to 3-4 hours to properly complete.  We are all in the details here at Phancy Design.  More often than not, we include a complimentary 2nd visit to review the report, pricing structure and our recommendations with you.

Let's consider this for a minute...the initial visit, your comprehensive report and a 2nd visit.  That's 5-6 hours of time dedicated exclusively to you and your home.  Great deal!

Phancy Design will visit the property for the initial consultation where we will make a list of inventory required for the specific space. We will then prepare a proposal for you to view and once approved;

- We will source out the appropriate furniture/accessories/artwork/lighting based on size, colours, layouts and focal points in each room.

- We will make additional recommendations on improving the space, only if required (paint, renos, etc) and provide pricing.

- We will have the inventory delivered where we will set up accordingly and once the process is finished the home is ready for photos and listing.
