Bedrooms Sell!

We all know that kitchens and bathrooms are an important part of home renovations and will help you sell your home. What about bedrooms?
Never underestimate the power of a bedroom oasis! A what? Oasis? Yes, the bedroom oasis! A few cans of paint, some luscious linens and great draperies are all that's needed to bring your bedroom from ordinary to extraordinary!
Whether you are redesigning your bedroom or prepping it to sell your home, never settle for just a place to sleep!
Paint: Neutral, cool colors like light blues and greens will not only promote relaxation but sleep. We all need that! Refrain from using bright, loud colors as this creates aggression and anxiety. Not what anyone needs in a bedroom.
Linens: Buy the best quality that you can afford. No need to break the bank here. If you like pattern, this is the time to bring it in. Be careful though, you may never want to get out of bed. Need those bright, loud colors I mentioned earlier? Bring them in as throw cushions. Nothing makes a bed look more inviting than lots, and lots of plump pillows.
Draperies: Ah the power of draperies! Did you know that when hung properly they can hide a multitude of sins, make windows appear larger, longer and look better? PLEASE say goodbye to the mini blinds, to the tab tops (unless you know how to used them properly!!) and those darn vertical blinds. Bring in long, lush panels, gorgeous romans or ample custom made window treatments.
Here's another well-kept secret. Kids theme rooms do not sell! Those Disney characters you spent hours painting on the walls, the Spiderman decals you lovingly applied and that all red room your teenager begged you for...well, they will turn most of your buyers away.
The key, in any home is "turn-key" aka move-in condition. No one wants to scrape off those decals or paint over your mural. Your buyer may not even have children. Your buyer's children may be too old for Disney or Spiderman may not appeal to their goth princess. See where this is going?
The key to decorating a child's room is accessorizing. Paint a neutral, fun color but instead of applying decals to the walls, pick up some inexpensive canvasses and apply them there instead. You can easily remove them or change them out when needed. Children outgrow their decor quickly! If you must have Dora or the Transformers, keep it to the bedding and pillows!

Whether for you or your children, the bedroom should be looked at as a sanctuary. A place to curl up with a book, relax and unwind. Imagine a calming, soothing place and get decorating!

Prior To Putting Your House On The Market...

Consider these cost effective quick tips. They will save you time and money, make the selling process a whole lot easier for both you and your agent, increase traffic to your listing and help you, the seller, obtain top dollar for your property!
1. Declutter, declutter, declutter! Clear off those countertops, gets those bills and other paperwork off your tables, clear off the bookshelves and clean up the toys. Your home will appear cleaner and less cramped almost instantly. And you'll feel better too! A decluttered home = a clear mind.
If you are not using something on a daily basis, pack it up right away! If you haven't used it in over six months, consider whether you really need it at all. Sell or donate any items you are not using on a regular basis.
2. Clean, but don't just clean, CLEAN! Have an honest look at your home. When was the last time you scrubbed down all the hard surfaces in the kitchen or bathroom? Economical vinegar is the best cleaner (and doesn't hurt the environment!) for cupboard doors, drawer fronts, stainless steel and all types of floor surfaces. A consciencious buyer will be opening cupboard doors, will yours pass the test?
3. Call in the stagers at Phancy Design! It has been proven, time and time again that a staged property will sell faster and for more money. Staging the property shows your home in its best possible light. While design personalizes a home, staging depersonalizes it while accentuating your homes best features and preps it in a way that will appeal to the masses and this will increase interested buyers. Staging sets your house apart from your competition making it appear more move-in ready and getting you more money!!
4. Call in your realtor! It will be a pleasant experience for both you and your realtor now that your home is ready to be photographed and showcased! Most people start their home search on the internet and with your fabulous home all prepped and ready, your home will stand out and get the attention it needs.
With this formula in mind, get ready to set the stage and sell!!
